By working closely with our clients to plan cost effective management, the aim would be to maximize capital value of the buildings
and therefore of the flats, at service or maintenance charges that are sustainable and economic for the residents who pay for it.
We are also experienced in dispute resolution, whether this is between flat owners, builders, freeholders or other related matters.
Fees are usually operated on a per flat/house basis, and not on a percentage of income or expenditure.
The management contract to be agreed with Directors will clearly set out our duties and obligation.
A Company secretarial service and registered office is provided as required. This will deal with the
requirements of meetings, share transfer; company documents and deal with returns required under company law.
Our accounting complies with the members' account regulations of the Royal Institution of Chartered Surveyors,
all-relevant legislation and good practice.
Each property has a separate dedicated client/trust account with interest accruing on deposits.
Important note: Privacon Property Management Ltd holds Professional Indemnity with St Giles Insurance.
Under our present banking arrangements with HSBC Bank, no bank charges are levied on these accounts.
We offer owners a range of options for paying service charges and ground rent to include standing orders or Electronic Transfers.
Maintenance and other contracts are reviewed at least on an annual basis to ensure value for money to lessees
and to gain good service efficiency is being delivered and re-tendered as required.
Buildings insurance is reviewed and re-tendered as appropriate to ensure the extent of cover remains
appropriate and premium competitive.
Health and Safety requirements reviewed and Risk Assessments reviewed to ensure compliance with current legislation.
Property Inspections to ensure proper standards of services are provided and identify and investigate defects.
